The Cedar Village Board of Directors held the annual Homeowners Association meeting on September 28, 2008. The Board and Management thank those that attended and those that sent comments prior to the meeting. All owners were sent a copy of the meeting minutes in October. If you have not received yours, please contact the office at 1-828-387-4748 and they will send you a copy of the minutes.
The Board held its winter planning meeting on January 10, 2009. The Board focused on keeping costs under control and approving improvement projects for 2009. The improvement projects that were approved are:
· New roofs for A, B. and C buildings. Cost is $60,000 but approximately $48,000 will be paid by insurance proceeds from hail damage in the summer of 2008.
· Paving in front of B and C buildings. Cost is estimated to be $20,000.
· New front doors for all units. Cost is estimated to be $300 x 15 = $4,500.
· Carpeting for four units. Cost is estimated to be $2,000 x 4 = $8,000. Note: Three units already have new carpet and it is planned to have new carpet in the other units in 2010.
· New sofas for approximately ½ the units. Cost is estimated to be $1,000 x 7 = $7,000. It is planned to replace the remainder of the sofas in 2010.
· Other planned maintenance projects include extensive repair to rear decks as needed, dining room chair recovering, window replacing as needed, spring cleaning, etc.
Overall, the units and recreation building are in great shape. This is evident by the very good RCI scores we receive from exchange guests and the positive comments we receive from our owners. Cedar Village still receives a very high number of exchange guests which proves that Cedar Village and Beech Mountain is a very desirable place to relax and spend your vacation time, regardless of which season.
We would like to remind you that the Cedar Village Homeowners Association has a number of weeks available for purchase. The weeks are priced attractively according to the red, white, and blue seasons. Buying an additional week or weeks at Cedar Village is a good value for those that enjoy Cedar Village or enjoy trading into other locations. Cedar Village has very good trading power because of the very good RCI scores and the fact that we have 3 bedroom units. Please contact the office at 1-828-387-4748 for sales information.
